There’s no reason for that old, beat-up floor to remain that way, because the same coating can be applied just as effectively to an old concrete floor as it can to one that was freshly poured, assuming that it can still be ground down to solid concrete. The science is that it bonds chemically to the concrete through a reaction between resin and hardener, and it bonds to the concrete itself rather than laying atop it as paint does, which contributes greatly to its longer life than regular floor paint. The result is resistant to dropped tools, machinery, foot traffic, stains, and water – all without ever becoming vulnerable to chipping and peeling as a regular paint application does.

Concrete tends to deteriorate much more rapidly than people think when left untreated, particularly in places such as garages that alternate between extreme temperatures in summer and wet, cold weather during the winter months. The expansion and contraction caused by these different temperatures is what causes the cracking in the first place, but once water and auto chemicals get into the cracks, deterioration progresses even faster. Concrete sealing is twofold in its benefit; not only does it protect the concrete from damage due to water, chemicals, and wear-and-tear, but it also restores the appearance of the concrete.
